Placer Vineyards 1st Development Phase Project 

The 1st Development Phase includes seven properties (Property # 1A, 3, a portion of 4B, 7, 12B, 15 and a portion of 19) totaling 1,540 acres, or approximately 1/3rd of the plan area, and will include construction of up to 5,254 residential units, 42-acres of retail, commercial and office/professional uses plus schools, parks, open space and other public serving land uses. The Development Phase application includes Large-Lot Vesting Tentative Maps for each of the Development Phase properties, which will establish the general land use areas within each property and will also enable each property owner to secure financing for development of individual properties or portions of properties following subsequent approval of Small Lot Tentative Maps for each of the Development Phase properties.

The Board of Supervisors approved an Addendum to the Final EIR for the project on January 6, 2015:

The project was originally approved by the Board of Supervisors on July 16, 2007. The project is located in southwestern Placer County and contains approximately 5,230 acres. Development includes a mixed-use planned community including 14,132 residential units, 274 acres of commercial uses, 919 acres of park and open space land, and 851 acres of quasi-public uses (i.e., public facilities/services, schools, roadways, religious facilities). Supplement to the Final EIR (2007)

In December 2006, the Placer Vineyards Specific Plan Final Environmental Impact Report (EIR), which includes responses to comments on the Revised Draft EIR, and the Partially Recirculated Revised Draft EIR, were both released for public review. In April of 2007, a Second Partially Recirculated Revised Draft EIR was released for public comment to respond to environmental issues that had arisen since the release of the Final EIR. The new information included a discussion of an additional special status species, presentation of a supplemental water supply analysis, additional traffic analysis, and an analysis of the impact of the project on global climate change.

A Supplement to the Final EIR was released for public review on June 22, 2007.
